Sevan Multi-Site Solutions recently completed constructing Bento Box’s 89-room hotel and short-term housing units designed for individuals to stay a few nights or live a few months.
Over the past two and a half years, Sevan has guided Bento Box through its flagship development project in Nashville. Since this is a new product line for Bento Box, the build served as a flagship project to exhibit Bento’s work. Sevan began the project by helping Bento Box find the property back in 2016.
“It was a high-level owner’s rep role from the beginning,” Sevan’s Executive Vice-President Steve Kuhn said. “It’s a much longer-term project than what’s typically our sweet spot, but we enjoyed the change in pace.”
The Sevan team was deeply involved in each stage of the building process spanning from selecting a realtor, analyzing lots for the build, creating requests for proposals for contracting and architecture firms, managing the interview processes, helping select the architect and contractor, and managing the design and construction processes.
Bento Box has two divisions: Bento Living and Bento Build. Bento Living’s flex-stay residences are designed for those on the go. Each unit offers convenience, simplicity, and a neighborhood experience while conserving resources and maximizing space.
Bento Build designs modular, easy-to-install products that are customized to clients’ needs. Whether it’s a design for a kitchen, closet, media wall, bathroom or storage unit, the Bento Build configurations are custom-made to integrate seamlessly into each space.
From the beginning, Sevan served as a key player in the project.
“The Sevan team served as a tremendous resource in pretty much all stages of construction,” said Bento Box Owner Justin Koziol. “Sourcing the right vendors and partners and creating relationships helped us see the project through.”
Bento Box selected Nashville as a location because the team saw it as an up-and-coming city that fit the vision of Bento. Koziol observed a trend of people fleeing from expensive, overcrowded coasts where it is difficult to do business, to the country and infill cities. Bento Box recognized that the people migrating to “second-tier” cities will have a need for a new kind of housing product that is more flexible and all-encompassing.
“Like any other construction project, there are bumps in the road, and the team at Sevan was a good, even-keeled source of information that both sides could feel comfortable dealing with,” Koziol said. “The depth of experience the company brought to the table really helped smooth out potential issues and reach resolutions quicker and easier than I think it would have otherwise been. A great help on our end and also for our vendors.”
